Four steps, in the order we actually take them.

Before anything is priced we work out what the building has to do. Everything downstream is judged against that.

We look for the version of the building that serves the why at the lowest honest cost, not the version that is easiest to bid.

We build with the best subs we can put on the job, most of them people we have worked with repeatedly.

The structure is ours from design through erection, so the schedule is anchored instead of hoped for.
